With all projects we have an initial meeting with you, the client, to fully understand your operational and staffing requirements for your workspace, so that we can develop and agree a design brief. We explain the end-to-end process and provide a proposed project plan, together with a budget cost. The discussion will include maximising the space available and efficient ways of achieving your goals.
Once the final plan is agreed a programme of works is provided to enable the project to be delivered on time and an agreed cost. All business-as-usual activities are included to keep disruption to a minimum. Any variations to the plan or programme of works are fully discussed and agreed before any changes are made.
Survey – All projects start with a meeting and a site survey to fully realise your requirements for your space. Through discussion and drawings, we can ensure that the finished project meets all your requirements.
Design – We provide a layout of all fixture and fittings, partitions, doors, special build items, ceiling finishes, acoustic products, carpet, and vinyl, to ensure that all requirements are captured and in the correct place. This can be a basic space plan or a detailed design document. A well-designed workspace is important, not only for the business and its functionality but enhances employee wellbeing, happiness, and productivity.
Fit-out – This is where everything that has been agreed with you in the programme of works starts to take shape. Our senior Project Manager will hold regular review meetings to keep you up to date with progress and ensure that your business continuity is our number one priority.
Refurbishment – ACL Commercial undertake all types of refurbishment works, from in-situ re-organising and refreshing your existing workspace to renewing or updating your technology or furniture and all associated changes that that may entail.
Dilapidations – Are you handing your current premises back to your landlord in its original state to avoid a penalty when surrendering your old lease? We work with fully independent specialist dilapidation surveyors so that we can ensure the best outcome for you, thus saving you money and time when served with the Landlords dilapidations and repairs claim.
Commercial conversion to residential – With the current trend of working from home, many property owners are looking to re-purpose buildings into residential accommodation. We work with you, your Building Manager and designer to ensure that the conversion to residential meets planning requirements and building control and works for you so that you can continue to get a return on your investment.
Residential – Are you a developer of high specification properties, looking to refresh and enhance your property? We work with your designer to interpret, and project manage the whole works so that you can find your next investment.
IT and Communications – We will work with your IT department to ensure that your new or refreshed office has sufficient IT and communication capacity for your staffing levels and the type of business that you undertake. This may include permanent workspaces as well as hot desks, conference calling, video training packages, etc. We install all structured cabling as required to meet your requirements.
Mechanical and Electrical – We undertake all mechanical and electrical works, which are carried out by fully qualified contractors. This includes fire alarm and intruder alarm systems, door entry systems, and all types of lighting and power to meet you planned requirements. All works are fully tested and certificated to meet the local authority Building Control. We also instal all types of audio visual, conference calling and presentation equipment to suit your business needs.
Special build – To meet the design requirements there may be a need for special build items, a reception desk, room dividers, cabinets, or a breakfast bar in a tea point. These are clearly defined and costed before any production work is undertaken.
Furniture – We can assist you with the procurement of desks, chairs, cabinets, lighting, etc. to suit all your requirements, including tea points, breakout areas, meeting rooms and board rooms.
Payment Plans – We work with two leasing companies, West Won and Plus Finance, to assist you in financing your project. Lease rentals are fully tax-deductible expense provide a tax efficient means of obtaining finance. A fixed monthly rental provides easier budgeting, assists forward planning, and protects cash flow. Leasing preserves existing lines of credit, so that these are available for more effective use elsewhere within your business. Conserves working capital. All quotes are subject to conditions and credit approval.
Recycling – We provide a complete office clearance service using fully licenced operators and ensure that all the many legal environmental regulations and corporate social responsibilities are met. All waste is correctly disposed of at waste transfer plants ensuring that you eliminate your impact on the environment and your local community.

The current trend is for landlords to specify a Cat B fitout, thus attracting tenants with a workspace that they can move straight into and start working. Where the landlord specifies Cat B, we work with the incoming tenant to make any changes required, prior or post occupation, as required.
